Central Illinois Condo & Apartment Home Inspections
While condo or apartment owners typically aren’t responsible for building maintenance, more often than not, they are responsible for keeping everything inside their unit working.
Unfortunately, not everyone is great at home maintenance and like everything else in life, things break down over time. That means that condos and apartments require home inspections just like any other dwelling.
Whether you are buying or selling a condo or apartment, or just trying to stay on top of home maintenance, a condo or apartment home inspection is a great way to ensure that everything in your unit is working the way it should be. Request a condo or apartment inspection in Peoria, Bloomington, or the surrounding areas and we’ll give you that peace of mind.
What’s Included in Central Illinois Condo & Apartment Inspections?
Condo and apartment home inspections start with a visual inspection. This allows us to confirm that the floors, ceilings, doors, windows, plumbing, electrical, HVAC, exterior and other interior elements of your unit are functioning properly.
Following the visual inspection, we test all operational equipment, appliances, and finishes to make sure that they are working. We note any issues we uncover and give you a heads up about potential problems so that you can anticipate future maintenance.
Once we’ve conducted a thorough examination of your unit, we’ll let you know if any additional testing is needed. Then, we organize all our findings into a comprehensive home inspection report and deliver it to you to let you know what we uncovered.
Inspection Pricing and Additional Inspection Services
Home inspection pricing is based on the size of your condo or apartment and starts at $275. We also provide these additional testing services.
Radon Testing
Well Inspection
Water Testing
Termite Inspection
Mold Testing
Chimney Inspection
Septic Inspection
Asbestos Testing
What Our Apartment & Condo Inspection Customers Say
We deliver praise-worthy apartment and condo home inspections each and every time we conduct one. As a result, we have more than a few satisfied customers happy to share their thoughts about our services.
Hired Greg to inspect a commercial building. Extremely thorough with his report. Has many experts he draws from to give a very complete look all aspects of the building. Follows up the report with a phone discussion of everything. And the inspection report is tabbed. Just touch a tab and be immediately taken to that portion of the report. I’ve had to use that several times now. It has made life so much easier. We highly recommend him.

Our experience with Greg was great! It was very easy to schedule the inspection, Greg responded quickly and worked with us to set up a time. He showed up promptly (always appreciated!) and was very professional and thorough with his inspection. He explained things in a concise manner, and answered any questions we had. A detailed report was sent to us very quickly as well. The report was easy to read, and Greg was clear about what aspects of the house should be addressed immediately and which could wait. Overall, we were super happy with our experience with Greg and will gladly recommend his services to anyone else looking for a trustworthy inspector. Thanks Greg!

Highly recommend Greg Bradle and Lucent Property Inspections. He is very thorough with the inspection and very transparent with the review. He spent a good amount of time with us personally at the end of the inspection and went through each page in detail. An email overview of what he found and what we discussed was received that same evening. The warranty and digital homeowner tracker he provided is an awesome added bonus! Very easy to work with and super easy to schedule, add on services if needed, and pay online. Highly recommend!

One downfall of working with service providers or contractors whom you do not know is that too often communications is very poor. This was not the case with my experience of working with Greg. Greg used text messaging, phone calls, emails, images and an on-line portal to relay information. His provision of a limited, 3 month warranty on specific parts of the inspected home was an unexpected bonus.

Common Questions About Central Illinois Condo & Apartment Home Inspections
Do condos and apartments need home inspections?
Yes. While much of the maintenance burden of owning a home is absorbed by the homeowners association or building, condos and apartments still need home inspections. Just like in a freestanding home, the interior elements of condos and apartments can break down over time or have maintenance issues arise, leaving the potential for expensive repairs and replacements. An inspection is the perfect tool to bring any issues to light.
What can a condo or apartment home inspection uncover?
Apartment and condo home inspections can uncover all sorts of issues with plumbing, electrical, HVAC, windows, doors, finishes and more. They can also uncover potential issues being created by the units surrounding yours.
How much does a condo or apartment home inspection cost?
At Lucent, our home inspection pricing starts at $275 and increases gradually from there based on the size of your unit. Should specialized testing be required, additional charges may apply.
Do you inspect the rest of the building a condo, townhouse, or apartment is in?
No, the home inspector is only hired to inspect the specific unit at the specified address. There may be issues on your unit that are caused by an adjacent unit, but the job of a home inspector is not to dig into the cause of a problem, but rather point out the problem and point you in the right direction to get it corrected.
Do you inspect multi-unit buildings?
Yes, in fact here at LPI we inspect multi-family commercial properties every week for the U.S. Department of Housing and Urban Development (HUD). If you are interested in a commercial inspection please contact us to find out more details and pricing.
