Central Illinois Condo & Apartment Home Inspections
While condo or apartment owners typically aren’t responsible for building maintenance, more often than not, they are responsible for keeping everything inside their unit working.
Unfortunately, not everyone is great at home maintenance and like everything else in life, things break down over time. That means that condos and apartments require home inspections just like any other dwelling.
Whether you are buying or selling a condo or apartment, or just trying to stay on top of home maintenance, a condo or apartment home inspection is a great way to ensure that everything in your unit is working the way it should be. Request a condo or apartment inspection in Peoria, Bloomington, or the surrounding areas and we’ll give you that peace of mind.
What’s Included in Central Illinois Condo & Apartment Inspections?
Condo and apartment home inspections start with a visual inspection. This allows us to confirm that the floors, ceilings, doors, windows, plumbing, electrical, HVAC, exterior and other interior elements of your unit are functioning properly.
Following the visual inspection, we test all operational equipment, appliances, and finishes to make sure that they are working. We note any issues we uncover and give you a heads up about potential problems so that you can anticipate future maintenance.
Once we’ve conducted a thorough examination of your unit, we’ll let you know if any additional testing is needed. Then, we organize all our findings into a comprehensive home inspection report and deliver it to you to let you know what we uncovered.
Inspection Pricing and Additional Inspection Services
Home inspection pricing is based on the size of your condo or apartment and starts at $275. We also provide these additional testing services.
Radon Testing
Well Inspection
Water Testing
Termite Inspection
Mold Testing
Chimney Inspection
Septic Inspection
Asbestos Testing

Greg conducted a thorough inspection of my mother's house. He provided a detailed report which was very helpful and gave us direction on which issues to prioritize. I regularly refer to the report since we began repairs to my mother's house and it has been a great guide. Overall great experience.

I had Greg inspect a new condo that I purchased. He is thorough, timely and a good value for the piece of mind he gave me in purchasing my new place. Lucent also provided me with an online home binder to keep my records related to my condo. I would highly recommend using Lucent on your next home purchase!

Common Questions About Central Illinois Condo & Apartment Home Inspections
Do condos and apartments need home inspections?
Yes. While much of the maintenance burden of owning a home is absorbed by the homeowners association or building, condos and apartments still need home inspections. Just like in a freestanding home, the interior elements of condos and apartments can break down over time or have maintenance issues arise, leaving the potential for expensive repairs and replacements. An inspection is the perfect tool to bring any issues to light.
What can a condo or apartment home inspection uncover?
Apartment and condo home inspections can uncover all sorts of issues with plumbing, electrical, HVAC, windows, doors, finishes and more. They can also uncover potential issues being created by the units surrounding yours.
How much does a condo or apartment home inspection cost?
At Lucent, our home inspection pricing starts at $275 and increases gradually from there based on the size of your unit. Should specialized testing be required, additional charges may apply.
Do you inspect the rest of the building a condo, townhouse, or apartment is in?
No, the home inspector is only hired to inspect the specific unit at the specified address. There may be issues on your unit that are caused by an adjacent unit, but the job of a home inspector is not to dig into the cause of a problem, but rather point out the problem and point you in the right direction to get it corrected.
Do you inspect multi-unit buildings?
Yes, in fact here at LPI we inspect multi-family commercial properties every week for the U.S. Department of Housing and Urban Development (HUD). If you are interested in a commercial inspection please contact us to find out more details and pricing.
