How long does it take to get an inspection report back? This is a question many buyers and sellers ask during the home-buying process. Waiting for the report to come back can be anxiety producing, similar to waiting to get a test grade back after an exam at school. You think you did well but you’re just not sure.

The Inspection Process

Getting the inspection report back is the final piece of the inspection process. This report is a critical component of the home-buying journey. You’ve looked at numerous properties and you’ve found the home you can see yourself happily living in for years to come. You’re anxious to close and get moved in. But, the home must be inspected so you can be sure it’s free from defects that will prove very costly down the road. A properly conducted home inspection can relieve that anxiety.

Let’s review the home inspection process. These are the major components that inspectors look for during the inspection:

  • Water Damage
  • Structural Issues
  • Old/Damaged Roof
  • Damaged Electrical System
  • Plumbing Problems
  • Insect and Pest Infestation
  • Issues with the HVAC System

Another question related to the inspection process concerns who should be at the inspection. Generally speaking, the party that orders the inspection should make every effort to be present during the inspection. This is normally the buyers, however, sellers will sometimes be there for an inspection. One realtor summed it up this way, “Hearing the inspector’s comments directly and being able to ask questions is extremely helpful in figuring out what items from the report are truly a concern.”

An inspection is not a pass-fail test. Every home will have flaws. An inspection report will usually have numerous “deficiencies,” more than a buyer expects. Most often, these are small items that are easily remedied. Sometimes, they’re not. It’s these items that make a home inspection a “must have” for buyers or sellers.
