One downfall of working with service providers or contractors whom you do not know is that too often communications is very poor. This was not the case with my experience of working with Greg. Greg used text messaging, phone calls, emails, images and an on-line portal to relay information. His provision of a limited, 3 month warranty on specific parts of the inspected home was an unexpected bonus.

Lucent Property Inspections, Greg Bradle, is a fantastic inspector. His inspection was beyond thorough, his price was very competitive and I would highly recommend him to anyone that wants a home inspection. Greg arrived on time, introduced himself, told my wife and I what his procedure would be like and went to work. If my wife or I had a question he did not hesitate to answer. He checked every aspect of our house, literally from top to bottom. After he finished his inspection, he went over everything he inspected with me and showed me pictures on his phone. Of course, I was not going to remember everything he told me. This is where his detailed report comes into play. Greg informed us that his report would be emailed to me in about two business days. I received the report in the middle of the next week. It is detailed, lengthy (in a good way) and informative. The report is 26 pages long and has pictures and suggestions on every aspect we needed to improve on the house. I will reference this report when it is time to make repairs on our home. Lucent Property Inspections was not recommended by our realtor. I went online to find an inspector that is ASHI (American Society of Home Inspectors) certified. Your home is quite possibly the most expensive purchase of your lifetime. There are so many horror stories of inspectors missing things and later on the homeowner paying a huge price. With Greg, I have the peace of mind of knowing if I run into an issue in the future, he's available to guide me through it. I trust his work. How much does a commercial property inspection cost in Illinois?

What does a commercial inspection include?
Your Lucent commercial inspector and his specialists will examine twelve major systems. These include:

Findings are delivered in an inspection report that details any issues found by our inspector or the contracted specialists.
What’s included in a commercial property inspection report?
Your commercial property inspection report will include a detailed summary of your inspector’s findings. This entails an inventory of a property’s major systems and components, and an analysis of their condition. The goal of this report is to alert you of any issues that exist with your property and give you a better understanding of what a property’s strengths and weaknesses are. We also provide an opinion for a 5-year probable cost chart on each of the above mentioned systems.
How long does a commercial inspection take?
The amount of time it takes to conduct a commercial property or building inspection depends on the size of the building or property. Typically, an inspection can be completed in 4–8 hours. The report will come a week or so later, after we complete the document review process, compile findings, figure probable costs, etc.
